There are many solutions and methods to improve or repair your homes foundations issues, whether it’s repairing an existing foundation or replacing it, there are different options. This process all begins with deciphering the exact problem occurring in your home
You must start by making any visual observations of differences you may notice in your home. These observations could be an indicator of what kind of problem your foundation is experiencing. These observations can be things like, cracked flooring inside the home, cracked concrete outside or on the perimeter of the home, uneven or sloping floors inside the home and problems shutting windows or doors.
Once checked out by an inspector, they can definitively tell you what is going on with your homes foundation. Foundation issues are fixed y several methods. These different methods are recommended based off of the type of existing foundation, the extent of damage, soil status and weather/climate conditions in the specific region your home is located.
The most common and popular foundation solutions are Helical Piers, Slab Repair, and Pier and Post systems. Helical Piers and Pier and Post systems are better suited for different types of foundations. If your foundation slab is sinking or settling into the soil, Helical Piers are your best bet. Helical Piers work simply by drilling these piers into a stable layer of soil underneath the Foundation in turn holding up the foundation perimeter or otherwise offering continuous support because the piers are solid and anchored to bedrock.
Pier and Post foundations are better suited for existing raised foundations. Piers are also driven into the soil similar to Helical Pier installation; however these posts are then connected to each other by another horizontal post, creating an even more secure foundation with superb stability. These foundations are easily installed and often offer a more appealing cosmetic look, as the posts are underneath the house framing inside the crawl space.
And if your homes foundation damage is severe and unsafe, complete foundation replacement can also be done. For example if your home and foundation were extremely damaged in an earthquake and beyond repair, a new concrete slab foundation can be poured. Foundation repairs can run the gamut from simple fixes to major reconstruction. Weather can be the biggest culprit having a major impact due to varying temperatures and precipitation throughout the year. For instance, if your foundation is too dry due to drought weather, this can cause the soil to contract and lead to cracks. If your area has had a heavy rain season, this can cause your foundation to sink or cause the soil to expand and push on basement and foundation walls. If you detect the warning signs early enough, it can save you thousands of dollars down the line. Here are some sure signs that it’s time to consider some kind of foundation repair for your home, whether it be mild or severe.
If you notice your floor is on an angle, than your foundation is probably slanted or tipped and requires substantial reinforcement to prevent further deterioration. This requires repairing the walls from the inside with wood or steel braces, carbon fiber mesh or wall anchors that can block further movement. These walls will intrude into the basement area making it difficult to finish the walls. A newer almost invisible option involves spreading epoxy in vertical strips, then pressing on carbon fiber mesh to lock the wall in place.
The most common culprit is water. It can accumulate in the soil around the foundation causing the soil to expand and add pressure on walls and foundation footings resulting in cracks inside and outside of your home. If your foundation has cracks wider than ¼ inch wide or if you have stair step cracks in blocks or bricks, you can hire a contractor to plug them by injecting epoxy or do it yourself. This will stop running water from coming in and prevent any further damage. Most foundations are required to have a perimeter drain system that channels subsurface water away from the foundation. If this drain becomes blocked, it can cause water to accumulate in the soil causing additional pressure on your foundation walls. If you suspect a blocked drain, it is best to call a professional to unclog it.
When a foundation wall bows more than three inches, you may need wall anchors which are similar to large bolts that consist of metal plates. The connectors are gradually tightened to stabilize and help straighten the wall. This is a sure sign that you have some major damage and will probably need to excavate part or all of your foundation at some point and rebuild it. If a broken water pipe, plugged up gutter or drainage problem in your yard has sent droves of water cascading alongside the perimeter of the foundation and has undermined an area, a contractor may be able to shore up the area with more concrete or shim the sill plate to make the area level again. Or you might need to tear out a section of the foundation, re-pour and tie the new section into the old with rebar and epoxy.
If you notice your doors are sticking or not closing properly, this could very well indicate a problem in your foundation. Gaps at the top of the door often happen because the foundation has settled. Leveling the foundation can fix the problem. Many people don’t realize these little nuances are due to a possible sinking foundation and try to fix the problem by adjusting the door jamb. This may appear to be a temporary solution but in reality, you could have a much more serious problem going on underneath your home. There are several probable causes that make your foundation settle including ground movement, drainage problems or poor construction. If you find this to be the case, it’s probably best to call in an expert to assess the extent of your current damage.
If you notice that sticking windows become problematic, you can be pretty sure you have a foundation issue. A common underlying problem that often causes this is also a sinking foundation. When this happens, most likely you will have to level the foundation to help realign the window frames. Helical piers and tiebacks, wall anchors, push piers and plate anchors are some of the ways a professional contractor can correct the problem for you.
Although you may be able make some more simple repairs to save some money in the short term, it could cost you more in the long run if you don’t fix the root cause of the problem. A simple repair will only last for so long and by not fully repairing the area may end up causing further damage. The best way to avoid foundation issues is to plan ahead by making sure you have landscaping that slopes any water away from your home and good gutters to redirect water down the driveway.

Everyone knows it’s important to have a solid foundation for your home for various reasons such as earthquake damage prevention. But did you know that a problematic foundation can have an effect on buying or selling your home as well? Many people don’t think to consider that a home foundation can be an issue during real estate transactions.
Property foundation problems will generally reduce the value of a home. How much depends on the severity of the problem. Initial settlement of a foundation following construction of a new home is usually not a cause for concern even if it has caused minor cracks. But foundations that continue to move years later can pose a serious problem to your home’s value. The condition of the foundation is a major consideration. If the location and amenities are desirable enough to a buyer, the foundation problems may not be a deal breaker but could cost the owner a significant amount to repair. The good news is that everything is fixable it’s just a matter of knowing at what cost.
Investors and buyers that are willing to renovate are much more focused on the structural integrity of the home compared to most buyers. If a realtor is working with a buyer who is looking for a home in move in condition, they will steer away from properties that have foundation issues. As an agent, they have the duty to point out basic structural and mechanical issues that clients may overlook if they get excited about the superficial aspects of the home.
As a buyer, many agents recommend that a buyer hire a structural engineer to analyze the foundation’s condition. While home inspectors can identify a foundation’s general problems, they are generally not qualified to give a full assessment of the causes or extent of repair needed. A good foundation repair expert will provide you with a detailed list of what needs to be done to restore the foundation. Buyers can use these estimates in negotiations with the seller. Once a contract is drawn up, it’s a good idea to have an engineer certify the repair plan and inspect the job during and after it’s completion.
Homes with structural problems make it hard to appraise them and difficult to finance. By being proactive and making foundation repairs to your home before you decide to sell, you will place yourself in a better position to get what you deserve from the value of your home. Even if you’re not planning to sell it’s a good idea to make sure your foundation is in good shape before planning any upgrades such as new windows, adding a deck, patio or walkway or finishing your basement to make sure these are sound investments. If you live in Los Angeles, retrofitting your home for an earthquake is imperative. The next big earthquake could kill 2,000 to 50,000 people and displace thousands of others, which means many will lose their place of residence if their homes are not properly retrofitted. If you can retrofit your home to make sure it stays on it’s foundation, you may be able to save it. The cost of retrofitting your home is estimated to cost 1 to 3% of your home’s total value, a lot less expensive and less inconvenient than having to totally replace it. The total loss of your personal property and valuables can be minimized by taking a proactive approach.
Many homes built prior to the mid-1970’s are not properly secured to the foundation and can easily slide off in the event of an earthquake. This poses a serious risk to the building and to those living in it. For regulators, advocates are pushing for new policies requiring earthquake risk signs on unsafe buildings and forcing inspectors in home-sale transactions to disclose degrees of risk, a great reason to consider a retrofit if you have an older home. Older homes must also show proof of seismic retrofit to able to purchase earthquake insurance as well. Insurance companies won’t let you do so until they have seen paperwork supporting that your home has been properly retrofitted. And even if you do retrofit your home, insurance includes a high deductible ranging from 2 to 20 percent of the replacement cost of the home. This means that if you have a 10% deductible on a home valued at $500,000, you’d still be responsible for the first $50,000 worth of damage, so better to take as many precautions as possible to prevent damages.
A seismic retrofit consists of bringing a home up to code, compliant with current building codes. It usually requires anchoring the sill plate to the foundation to prevent your home from sliding off the foundation. The lack of anchorage was responsible for most home damage in the 1994 Northridge earthquake just north of downtown Los Angeles. Retrofitting your home increases the chance of saving it and increases your chance of survivability, more reasons to add this to the top of your priority list. There’s no price you can put on being able to live in your home after an earthquake over being displaced and having to live in a tent. Most homeowners don’t even think of this as a possibility until after the fact.
Don’t wait, retrofit now. Most of us live in disbelief that “the big one” can’t happen soon or even in our lifetime, but there is good evidence to support that it may be just around the corner. Most of the motion between the Pacific and North American plates occurs along coastal California. In the last hundred years, there has been only one significant earthquake along those plates: the 1989 Loma Prieta earthquake, also known as the World Series earthquake. During the 100 years prior, there were five significant earthquakes along the California coast in 1812, 1838, 1857, 1868 and 1906. Large earthquakes are the major means by which seismic energy gets released after building up between the two tectonic plates so one or more large earthquakes are in California’s future. It’s just a matter of when.
